What Revive Your Roof Does

Five services, and one rule behind all of them: we would rather tell you the roof is fine than sell you something it does not need.

Most of what we do is roof rejuvenation, which puts a plant-based oil back into asphalt shingles that have dried out so they flex again instead of cracking. Everything else on this page exists because a roof rarely needs only one thing. Some need a repair first. Some need the gutters cleared before water stops going where it should not. Some are past saving, and on those the honest answer is a replacement from someone else.

Every one of these starts the same way, with a free inspection and a photo report you keep whether you hire us or not.

Which one you actually need

Almost nobody calls asking for a service by name. They call because something looks wrong, or a neighbour just had a crew out, or the gutters are full of what looks like black sand. Here is how those symptoms usually sort out.

  • Grit in the gutters, color gone flat, edges starting to curl. The whole surface is drying out at the same rate. That is rejuvenation territory.
  • One leak, a few shingles lifted after a wind night, flashing pulling away from the chimney. That is a repair, and it comes first.
  • You have no idea, because you have never been up there. Most people. Start with the free inspection and decide once you have seen the photos.
  • Water spilling over the edge, or ice building at the eaves every winter. Usually gutters before anything else.
  • You are on an HOA board or you own the building. Different math entirely. See commercial restoration.

Most inspections turn up more than one of these. When they do, repairs happen first and the treatment goes on after, because sealing a treatment over a bad shingle just hides it.

The one we will talk you out of. Rejuvenation works on shingles that are worn, not shingles that are finished. Cracked through, missing in patches, soft deck underneath, or a bad install that was never right: those need a replacement, and we do not sell those. You still keep the photo report.

Service 01

Roof Rejuvenation

This is the main thing we do. Asphalt shingles are held together by oils, and Utah pulls those oils out fast between the summer heat and the freeze-thaw cycling. Once they are gone the shingle stops behaving like a shingle: it goes stiff, the edges curl, and the granules that protect the mat underneath start washing into the gutters.

The treatment soaks a plant-based oil back into the asphalt mat rather than sitting on top of it. That distinction matters, because a coating and a treatment fail in completely different ways. A coating can peel, trap moisture, and make a later replacement more expensive. A treatment absorbs and leaves the shingle looking like a shingle.

Free Roof Inspection

Most roofing companies inspect for free because they want to sell you a roof. We inspect for free because about half the time the honest answer is "leave it alone for another two years", and we would rather be the company that told you that.

We walk every slope, photograph what we find, and give you the report whether you hire us or not. If the roof is fine, you get that in writing and we go away. If it is past saving, you get documentation you can hand to a roofer or an insurance adjuster.

Service 03

Roof Repair

Repairs come first. Always. Sealing a restoration treatment over a shingle that is already torn, or over flashing that has pulled away from a chimney, does not fix anything. It hides it for a season.

Utah gives roofs plenty of ways to need a repair. Canyon wind lifts shingles that have gone brittle. Ice at the eaves pushes water back up under the roof. Summer hail knocks granules off in a single afternoon. Most of these are one-spot problems on a roof that is otherwise sound, and that is worth knowing before anyone quotes you a whole new roof.

Commercial Roof Restoration

For a property owner or an HOA board the math on a roof is different from a homeowner's. A tear-off is not just the invoice. It is dumpsters in the parking lot, noise complaints from tenants, and a week of disruption you have to write letters about.

Restoration extends the asset without closing the property down. It is quiet, it is finished quickly, and it gives a board a defensible line item with a written warranty attached rather than a five or six figure capital decision that may not be due yet.

Service 05

Gutter Cleaning

Gutters are boring right up until they are not. When a run blocks, water backs up under the shingle edge, spills down the fascia, and in a Utah winter it freezes there and builds an ice dam that pushes water back up under the roof.

We mention it on a roofing site because clogged gutters cause roof problems that get diagnosed as roof failures. Clearing them is cheap. The damage they cause is not. And while we are up there you get a look at the roof for free.

  • Best done in late autumn once the leaves are down, before the first freeze
  • A free look at the roof while we are up there

The process

How a job actually runs

The same five steps whether it turns out to be a treatment, a repair, or us telling you to leave it alone.

  1. You tell us where the roof is

    Address and a phone number is enough. We pull the property up on satellite before we drive out, so nobody wastes a trip.

  2. We call you back

    Usually the same day. You get a real conversation about what you are seeing and a time that suits you, not a call center.

  3. We walk the roof and photograph it

    About 30 minutes. Every slope, including the ones you cannot see from the street. You do not need to be home.

  4. You get the photo report and a straight answer

    Treat it, repair it, or leave it. If the roof is past saving we say so and you keep the report to take to a roofer.

  5. If it is a go, most homes are done in a day

    Repairs first, treatment after. No tear-off, no dumpster, and the warranty in writing before anyone signs anything.

What this costs against a replacement

Restoration costs a fraction of what a tear-off costs on the same house. That gap is the whole reason this service exists. A replacement is a five-figure decision for most Utah homeowners, and it is the right decision when a roof is finished. Spending it on a roof that had years left is money gone for no reason.

We will not quote a number on a website, because roof size, pitch and how much repair work the roof needs all move it, and a range printed here is a number we cannot stand behind on your street. What we do instead is measure the roof, write the price down, and show you the photos behind it.

Choosing between these

How do I know if I need a repair or a full roof restoration?

Repair fixes one spot. Restoration treats the whole roof.

If you have a leak in one corner, a few shingles lifted by wind, or flashing pulling away from a chimney, that is a repair. If the roof is 12 to 25 years old, the color has gone flat, the edges are curling and the gutters have grit in them, the whole surface is drying out at once and a repair only buys you a season.

Most inspections turn up both. We do the repairs first, then treat the roof, because sealing a treatment over a bad shingle just hides it.

What if my roof actually needs replacing?

Then we say so, and we do not charge you for finding out.

Every homeowner gets the before-and-after photo report either way. If the answer is "this roof is done", you walk away with documentation you can hand to a roofer or an insurance adjuster. We would rather lose the job than treat a roof that cannot be saved.

Is the inspection really free if I do not book anything?

Yes, and that includes the photo report. There is no callout charge, no deposit, and nobody sits at your kitchen table until you sign something.

About half the time the honest answer is that the roof is fine and you should leave it alone for another couple of years. We would rather be the company that told you that than the one that sold you a treatment you did not need yet.

Can you do the gutters and the roof on the same visit?

Usually, yes. Gutter clearing is quick, and if the roof is getting treated the same week it makes sense to do both while the crew is already there.

Do you work on commercial buildings, or just houses?

Both. Multi-unit residential, HOA-managed properties and small commercial buildings are all within what restoration is good for, and the case for it is often stronger there because a tear-off means disruption to tenants on top of the invoice.
