What if my roof actually needs replacing?

Every homeowner gets the before-and-after photo report either way. If the answer is "this roof is done", you walk away with documentation you can hand to a roofer or an insurance adjuster. We would rather lose the job than treat a roof that cannot be saved.
The things that push a roof past treating are structural rather than cosmetic. Shingles that have lost their mat, cracking that runs through the body of the shingle rather than across its surface, decking that moves underfoot, or a roof that has already been layered over. None of those improve with oil.
We do not sell replacements, and that is deliberate. It means the person telling you your roof is finished has nothing to gain from the answer, and the photo report is yours to take to whoever you like.
If a roof is borderline we will say that too. Some roofs sit in a window where treating buys real time, and some sit in a window where you would be spending money to delay the inevitable by a season. That is a conversation worth having with the photographs in front of you.
