Is my roof too old to restore?

Age is a guide, not the answer. The treatment is aimed at asphalt shingle roofs roughly 1 to 25 years old, and the sweet spot is a roof that has gone dry but has not started failing.

Condition beats the calendar. We have walked 10-year-old roofs that were too far gone because of a bad install, and 22-year-old roofs that took the treatment beautifully. That is what the free inspection is for.

What the walk is looking for is whether the shingle still has body. One that has dried out but stayed intact will take the treatment and flex again. One that has started shedding its mat, curling hard at the corners, or cracking through rather than across the surface has moved past what oil can fix.

Install quality shows up more than age does. A roof that was nailed high, laid over an old layer, or never properly ventilated ages faster than the calendar suggests, and the swing between dry Utah summers and cold winters is unforgiving of all three.

The inspection settles it either way, and it settles it with photographs rather than an opinion. If the answer is that your roof is past treating, the report is still yours to keep.
